Now that Local Authorities no longer adopt common landscaping on new developments we will appoint a factor for each development to maintain the common grounds on your behalf at an agreed amount per household. The amount of the factoring fee will be determined by the extent of the maintained areas.

This will be written into your Deed of Conditions which your solicitor should provide you with at time of purchase and our Sales Advisor will also make you aware of any factoring on the scheme at point of reservation.

Common areas may consist of woodland, landscaped areas, remote footpaths, public spaces, play areas and play equipment, SUDS basins and street furniture etc.

Maintenance of these areas will normally cover seasonal grass cutting, tree/shrub pruning, mulching, bark, replacement of dead trees/shrubs, property owner liability insurance cover, site inspections and audits.

Once you have moved into your new home the factor will make contact with you to explain in more details the specific common areas that are to be maintained under their control and enable you to setup a direct debit monthly payment.

Additionally, an initial deposit or float will be taken of circa £150.00 which is taken at settlement / handover of the property and then reimbursed back to the houseowner when you decide to sell your new property. This is to enable the factor to have sufficient initial funds to commence with the maintenance and upkeep of the common areas.

The purpose of the factor is to ensure that your development is well kept and tidy, maintained, cared and looked after so it is a pleasant place to live.
